That was Dale and Sandy Deraps' situation exactly. You've probably heard of house-sitting, or living in-and looking after—a residence while its owner is on vacation. Well, farm caretaking is somewhat similar. Plus, you get to see what farm life is all about—firsthand and close up—without having to invest thousands of dollars in your own "spread". Sound like a good deal? We thought so, after a friend of ours explained the idea to us.
At the time we had just spent weeks gumshoeing around the backwoods in search of low-rent rural housing to no availwe were ready to try anything. We will protect and maintain your farm property for the privilege of living there. Caretaking includes safeguarding adjacent outbuildings, livestock, equipment, crops, woods, roads, fields, and water systems.
No utilities needed except on-site water and stovewood privileges. Must be no more than two hours' driving time from St. Louis papers, and we also placed the notice in seven county journals that were published in the areas where we wanted to live.
The widely read St. Louis newspapers pulled the biggest response, from landowners, who lived right in town and from folks as much as miles distant. The papers' Sunday editions seem to reach small towns within a radius of at least miles. All told, we received about 60 replies to our little advertisement. The propositions sent to us were amazingly varied. Landowners with IS to 1, acres wrote, asking if we'd like to: perform full-time farming.
After looking into several attractive offers, we moved to a acre farm with fine old house, barn, and well-preserved sheds 80 miles west of St. The nice thing about this "find" is that we didn't have to supply any household items: We simply walked in the door and began living. Not only was the house itself completely furnished down to blankets, pots, and pans.
We figure that our method of farm hunting should work for anyone, just about anywhere in the country.
Remember, though, that situations are always changing. Ask the landlord about this little detail before you seal any agreement. This could prevent hard feelings later. Put your duties, privileges, conditions of stay, etc.
Remember, your very presence is a service and thus has a dollar value. So try to look—and be—genuine and hardworking! Note: While making our deal I cut my hair for the first time in three years and found that, as a result, I was much more quickly accepted.
Make it a point to talk things over with your farm's owner from time to time. It'll keep hidden misunderstandings from building up. Farm life, in case you haven't heard, can be pretty demanding.I am looking for a template for agreement for doing a lot of construction work in exchange for rental of a studio. Contract to be on a month to month basis. Either party shall provide one month's notice for termination of agreement.
Like everyone else is saying, just in case you are stubborn and are unwilling to accept this. This is a VERY common craigslist scam. This is not a landlord, there is no apartment, nothing but you sending to Nigeria. The "I live in California" but I have an attorney in Nigeria, should have tipped you off.
Now, you have an additional problem. You sent an application in. If you included your social security number you need to have your credit frozen, you just provided a Nigerian con man with all the information he needs to steal your identity. Trending News.

You can change your consent settings at any time by unsubscribing or as detailed in our terms.I know that different jurisdictions might have different laws, but generally is it legal to have someone work in exchange for free rent?
Would I have to fill out any kind of tax papers? I need some work done in my home and my garden, but I can't afford to hire someone. I do have extra space and I'd be willing to offer free rent and meals. I just don't want to do anything illegal. In the lease you indicate that you will give credit toward the rent for work done on your home and on your garden. Specify in the lease the work that must be done and the amount of credit being given for that work each month.
When all the work is done on your home and garden or at least all the big bits of workmake sure that person starts paying you some actual cash rent. Don't let him or her move in until there is a signed lease to that effect. The last thing you want to happen is have some guy move in under a verbal agreement to do work on your place and then he does no work. You can't get him out by "self help", you'll have to go to Court for a Forcible Entry and Detainer action.
Without a lease that whole process will take much longer. When it's time to start doing your tax return foryou take the rental dollar amount you set in the lease ie. Side note: when deciding on the dollar amount, don't forget to subtract something from that sum for the meals you'll be paying for and preparing. This is more akin to hiring a part time gardner. The biggest catch I have experienced is that people who make these kind of bargains have a tendency to "let it slide" when they have other things going on in their life.
Without clearly defined responsibilities that have to be done on a regular basis many people will not be reliable about getting chores done. In general tax authorities do not care too much about the kind of barter where the exchange is for a shared domicile. That is probably because they do not wish to get into complex legal situations concerning domestic relationships because it would expose them to criticism and possible lawsuits if they treat one situation differently than another.
When we first bought the property which we now live in which has three apartments we had someone living on the premises to be a "house sitter" and to mow the lawn, take out trash for collection, etc.
That worked very well until he wanted to be away for an entire summer because he wasn't taking any classes but then we had to ask him to find other circumstances. Other people, tenants that were offered a discount on rent if they would mow grass, shovel snow and such took the discount but failed to carry out their assigned chores on a timely basis.
You should also take great care to make sure that such people cannot make a claim that they have a contributory financial interest in the property so it is a good idea to have a month to month lease and collect a small amount of rent which you should report as income.
Check with a lawyer for the best way to do that. Good luck. I do have extra space and I work at an rv park in exchange for rent and utilities and propane.

All they were suppose to do is take care of my pond and fish and water all the new garden plants I had just bought. I came back to a bunch of dead plants that they claimed they watered, a burned out pond pump, broken filter, all the pond plants and things to aerate the fish water had been removed from the pond. Address the notice to him, her, and the phrase "and any others". You need not give any reason unless your rental falls under rent control laws. The notice should also state that you no longer authorize him to do any work on the house nor will any credit toward any rent for this work be issued beyond the date of this letter.
CA is a literal day state so you don't need to wait until the 1st of the month to serve it or expect them to stay until the end of next month. Just hand them the notice with a witness to prove you gave it to them. How to Start Day Trading As a COMPLETE Beginner (Day Trading for Beginners 2020)
Make sure you keep a copy. Walk away and do not speak to them again. But don't expect them to leave! If these are the professional tenants I believe them to be, their next move will be to claim the unit has mold, is uninhabitable, or to complain to the building inspector that the house doesn't meet code. If this happens, run, don't walk, to the eviction court when it is in session. Watch to see which attorney seems to know his stuff and hire him to get these deadbeats out.Work done in lieu of paying rent is considered rental income for tax purposes.
Landlords and tenants are required to report barter income on their taxes. Although the income is taxable, the work performed on the property may qualify as a possible tax deduction. With an investment property, good record keeping is essential. Report the barter work on your federal and state tax return. Assign a fair market value to the work. Contact professionals associated with the work the tenant will be doing to find out about going rates.
The final amount you and the tenant negotiate for the services is the market value. Your tenant will need to report the barter money as income, even if it was deducted from the rent.
List the actual amount of rent paid to you by the tenant for the year on Schedule E of Form Deduct the cost of repairs made to the property. According to the IRS, a repair keeps your home in good operating condition but does not add value to the home.
Examples of repairs include repainting the home, fixing gutters or floors, fixing leaks, and replacing broken windows. Depreciate improvements over the life of the property. You cannot deduct the work done if it was classified as an improvement adding value to the home, but you can recoup a portion of the cost. Use Form to report depreciation beginning the year you make an improvement.
